As we are a data and technology platform, you understand that we are not (i) an insurance company, (ii) a settlement services company, (iii) a real estate agent or broker, (iv) a property manager, (v) a mortgage lender, (vi) a contractor, (vii) a law firm, (viii) an abstract service, and/or (ix) a government entity. We cannot guarantee the existence, accuracy, completeness, or timeliness of any data, research, report, analysis, notification, and/or alert. Anything contained on this website is for informational purposes only and does not constitute professional, legal, accounting, financial, tax, or other advice or counsel. In addition, due to the differences in market dynamics, procedures, laws, regulations, and customs among counties and states, procedures, risks, and costs may be different in your location and/or circumstances. As a real estate data and technology platform, Plat Land Technology Inc. is not a settlement services company, a title company, an insurance company, or an agent of an insurance company. We are not responsible for reimbursing you for your losses in any circumstances. Should deed fraud occur to you or be suspected against you, we have no duty to defend you and no duty to reimburse you for any or all losses.

Information and Data Disclaimers

As a real estate data and technology platform, Plat Land Technology Inc. provides self-help services, so that you can research properties and watch and track documents recorded against your property. While we attempt to keep our property data accurate and current, errors can occur, and we cannot gaurantee that we have all relevant recorded documents, that any index is correctly constructed, that we have indexed all relevant recorded documents under the correct name or property, or that all relevant recorded documents are found and processed quickly. In addition, given the changing nature of data, laws, regulations, markets, and procedures there may be delays, errors, omissions, or inaccuracies in the information contained on Plat Services. We make no implied or express warranty with respect to any information and/or documents presented and assume no responsibility for errors or omissions in the contents of Plat Services. We also assume no responsibility for the results obtained from the use or misuse of this information. All use is at your own risk.

Neither Plat nor Plat's suppliers are liable for any errors or omissions in any assessor's, recorder's, or clerk's records or indices, or in any other data sources. In particular, we cannot guarantee that we will be able to discover, detect, and report all instances of deed fraud and/or forgery, and we cannot guarantee that we will be able to accurately discover, detect, and report all mortgages, deeds, taxes, liens, and encumbrances that may affect your property. Without limiting any other clause in the Agreement, your remedy for all losses and damages will be limited to the amount you actually paid to Plat for the specific Plat Services containing materially incomplete, inaccurate, or our-of-date information and is limited to the person expressly registered with Plat for that specific property or account. If you believe such an error or omission was made, please ask us for a refund, and provide a timely written refund request along with evidence of the error. If there are multiple claims or refund requests, the total amount of any refund or compensation will still be limited to the amount you actually paid to Plat for the specific Plat Services containing materially incomplete, inaccurate, or out-of-date information, and will still be limited to the person expressly registered with Plat for that specific property or account.

In some locations, we may not have access, complete access, accurate access, or timely access, to parts of the public records for various reasons. Reasons may include delays by the recording office, county office closures, backlogs, synchronization of paper and electronic records, issues with our data providers, or the redaction of information from the public records. As we are not a title company, we do not have access to any records that are restricted to title companies only.

Any tools, datasets, reports, or analyses may be contain data or information that is inaccurate, incomplete, and/or out-of-date.

Any property information or reports that we produce do not constitute an abstract, and may not be usable in underwriting or procuring title insurance.

Please pay attention to your local situation, as there are over 3,000 counties and county-equivalents in the US, covering a variety of deed recording and title transfer procedures. These laws, regulations, and procedures may change over time. In addition, all services may not be available in all locations.

As we are a real estate data and technology platform, you are responsible for procuring any and all necessary approvals, permits, licenses, or other authorizations corresponding to your usage of any data, information, or services we provide to you.
